@Patrick Daniel is it ok to have them resign a lease in the middle of there current ones?

@Thomas S. I have read the book on property management by Brandon Turner and one of the biggest things he talks about is to not waive on anything in the lease and to treat the business as a business and not a hobby. You saying to be firm and not waive on anything has stamped it even more in my head. Thank you for your input! One thing I’d like to add is I don’t mind people having pets as long as everything is signed for and money is out down. If that was the case for you would you still force the owner or pet to leave?

Hi there. I live in the property that I manage because it is a duplex. My tenants just brought in an unauthorized dog, maybe two. On the lease it says animals are not allowed in unless signed for. The only problem is that there isn’t a punishment listed on what will happen if they do bring in a pet. Can I still make them pay a fee? The only thing I’ve thought of is to call them today when the sun is up and confront them. I was going to give them 24 hours to get rid of the dog or sign a lease for the dog otherwise start the eviction process. I’m in Texas by the way. Any thoughts?

@Andrew Angerer I was wondering if you could tell me the ways you were able to raise the rent. I’m in the same boat right now. The tenants are paying a little under the mortgage on a duplex that I’m house hacking. I’m rehabbing the side I live on but the ones the tenants are in won’t be touched until later this year when I move on that side.

@Jian Lin IMO the bigger pockets books are great. Brandon does a great job walking people step by step into real estate! Good for beginners and pros.

Hi I recently bought my first property a few months ago. Originally I budgeted 20k for my rehab cost. I did not do anything to get this figure I just had the money that I was saving for a down payment (which I did not need to make since I had used a VA loan). My question is how can I accurately determine how much I should put into my duplex? I have spent some money on certain things to get done but I have been reflecting on things and have figured there is probably a better way to determine how much I should actually spend. Can someone point me in the right direction or give me their advice?

Got everything worked out in time! The tenants talked to their current landlord and can move in on time.

I am finally getting closer to finally renting out my duplex. After finally selecting an applicant Who was supposed to move in Nov, 1,2018 they have said they haven't put in their 30 day notice yet so can not move in until Nov 20th. They have not put down their security deposit yet. The deposit is half of the rent. My question is can I take the deposit and let them sign the lease and still collect the whole rent? or am I only allowed to take the deposit and charge for the amount of days they actually move in and start living there?
