@Charlie Price, I search by name and location. If you try to friend them, they would know you are checking and might clean up their page.  

@Jimmy Murray, I am a novice at this, but for now my approach is group showings.  I don't want to do individual showings for safety reasons. 

Hmm, @Account Closed, I don't agree with this. I asked the person if anyone in her household smokes, and she says no, and then I see on her FB page a video where her husband smokes and she comments that they are smoking before going into a hotel - why should I not believe it? 

Or when I asked her about pets, she tells me they have none, but yet there are multiple FB posts about a cat and she explicitly makes a reference about owning a cat - I shouldn't believe this either? 

I find social media a powerful tool when it comes to learning about people, just obviously need to be able to separate junk and focus on what matters.

Hi,

I'm looking for advice on a proper procedure to cancel showing if I caught a potential applicant lying. I pre-screened the caller over the phone but after checking her FB I found out she lied about pets and smoking. The posts were from fall 2016, so technically she can say they don't have the cat anymore and that she and her husband quit smoking, but now I have doubts about these people. 

Given I can't deny their application as I didn't send them one yet, are there any formalities I must follow to cancel the showing? Or do I just call/write to her and inform her about my findings?

I'd be interested, but not on a weekly basis as babysitting gets expensive. I'm in Roswell.

Also, there is a new group for North Atlanta investors that Jered Sturm just started, the next meeting is on Feb 28.

A quick update to my story, if anyone is interested. I contacted Code Enforcement, the inspector came on Thursday and left a notice in the lady's mailbox to clean the junk off my yard within 10 days. Today is Saturday, and we saw that all of the stuff migrated back to her yard. So, it worked. Now we just need to pay close attention in case she pulls something else to get back on us.

Hi @Steve Vaughan,

You probably missed my update to the initial post. We attempted the hi-how-it's-going approach, and that caused us to be nearly physically kicked out of her property, followed by two police cars that she called in on us. Nope, nice way is out now.

But I am not going to return the trash to her yard either, just for personal physical safety. She is a bodybuilder, let's just stop there.  So, I'd rather address this via legitimate routs :)

@Joe Splitrock, thank you for your response, very timely as I am trying to eliminate all what-ifs about going after her.  

We are still undecided regarding the fence, it's just going to be a large expense on top of already depleted budget. My lot line along her property is quite long.  But I am not saying no to it, just hesitant at this point.  

In terms of your second post - introducing ourselves to the neighbors - we already done that and people seem to like us. We first dropped letters into everyone's mailboxes introducing ourselves, and then met everyone personally whenever we had a chance.  One of the neighbors had an encounter with this lady too on a separate issue and now is terrified to piss her off.

@Thomas S., you had a crystal ball :). We just never imagined it can be so bad.

I did order the signs already, exactly the type you suggested. Now shopping for a trail camera (actually 2). 

My husband still not convinced we should proceed with Code Enforcement, as he thinks it could escalate into something worse.  He is leaving the decision up to me, and I don't see how not addressing the issue would help us or future tenants.  I gave myself two days to process and let the emotions settle. I still think Code Enforcement is my best option.
