Hi, I bought a home last year in Lancaster, California. I have been house hacking for the last year. I rented out two rooms in my house to help offset my mortgage.  An opportunity to buy my second property has come. I will be purchasing it with 11% of equity already in the home.  The mortgage will be 3,200$ a month. I am wondering if this is a good deal I will be paying.  $400 additional dollars than I am paying right now.

Hello friends. I am an aspiring real estate investor. I just purchased my first home in Lancaster, Ca. It's a 3 bed 2 bath with a garage. I am currently living in the house and renting out two rooms. I would like to convert my garage into an ADU. Does anyone know how much is the minimum that I can realistically pay for permits, plans, materials, and labor? I would really appreciate any input.

I've been getting ads for ninja skip tracing, how has it been working for you?

I am a new wholesaler and an aspiring real estate investor. I just wanted to know if the is any opportunity in my area. I live in LA and I'm looking into my own backyard like everyone advises. Therefore, I am looking into places like Taft, Fresno, Twenty Palms, Palmdale, Bakersfield, Hemet. Are there any investors here that buy properties in these areas and if not do you know if this is a good place to start? I would really appreciate any feedback. Thank you in advance.
