don't worry, I trashed his emails already. Another one called was financial sent me email offering low cost funding too. Went to trash.

 always get inspections done to make sure property additions have permits or not. Appraiser may know how to tell an addition as well.

Ok thank you. JM Private Lending. I asked him for ID, he sent it. I asked for proof of funds, he said for fear of scammed, he sent me a loan guarantee letter.

8 units are harder to sell. It's good for buy & hold. SFR is better for flips.

hi, save your money, don't buy any programs from any guru. Use your money to do a real deal. There are lots of joint ventures out there. You choose property, the realtor/investor does the work (rehab & sell it for you) for 50/50 net profits. I am in CA & it's expensive here. I have to go out of state.
