 always get inspections done to make sure property additions have permits or not. Appraiser may know how to tell an addition as well.

Ok thank you. JM Private Lending. I asked him for ID, he sent it. I asked for proof of funds, he said for fear of scammed, he sent me a loan guarantee letter.

Hi, anyone heard of James Marino? He is offering private funds at 5% plus $500 up front for lawyer legal docs. Asked me for ID. He sent me his too & an application. he posted himself on cix.com

Is this guy legit? How do I know he has the money to let? He will wire funds after I send him $250.

8 units are harder to sell. It's good for buy & hold. SFR is better for flips.

Doing my first flip in san antonio, texas. Purchase $34k, rehab $35k, ARV $109k. All cash deal. Had seller pay all closing costs.

hi, save your money, don't buy any programs from any guru. Use your money to do a real deal. There are lots of joint ventures out there. You choose property, the realtor/investor does the work (rehab & sell it for you) for 50/50 net profits. I am in CA & it's expensive here. I have to go out of state. Check into dani beit at simply do it or texascashflow.com
