Great, thank you for all your advice and we are going to call eviction attorney. I just  learnt hard way of being a landlord. I stay positive and like real estate business.

Hello, 

My husband and I are landlord of 4 unit property.

Today, I ( I’m a woman) went to my tenant who has no lease with us but leave there for about 5 years. She wasn’t perfect tenant but let’s say just acceptable. However, events changed and I went there to give her notice to leave  in 30 days, she didn’t let me in her appartment so I handle it her this note and told her I take and I took picture as a proof. That moment she grabbed me inside her apartment and started to shook me, twisting my wrist, pull my hairs etc. just to get my phone. When she successfully took my phone she pull me out of her appartment but in the last moment I grabbed her phone and hold it down the balcony. She yelled bad words on me, she slapped my face and then get her phone back and called police (which I was thankful, my phone was inside her appartment), police came in 3 min. all what I did was I secured her doors with my hand so we were both outside when police came. I have to add  i just defend myself from her attacking me that all. 

If anyone had similar situation please let me know what should I do next. I want to avoid all the courts, I don’t want her money, and I am not planning to go to doctors with my scratches etc. we just don’t want her as our tenant and that will satisfy us enough.

Hello, 

What would you do if your tenants start to call you and say they can't pay their rent because coronavirus problems cut them from income and they are in crisis?

Are there any rent program assistance offered by government? Thank you in advance.

thank you for advice, we don't know who does it but we have evidence that such activities continue. The idea with camera is our number# 2 plan. Hopefully stickers helps to stop this. There is laundry services in the area but we offer convenience for tenants in the building for lower price. I like the police idea. If things continue after we discover  who does it, we think to liquidate our laundry room, we want to keep our place safe.

Hello,

What method do you use to prevent hacking coin operated washer/dryers?

We just found out one of our tenants (We have 4 unit property) use our coin operated dryer for free. They were able to hacked it. Now, we are going to place hologram stickers on washers and dryers and see how it works. Can we place a note on the wall  warning about eviction If tenants continue such activities?

I understand your point of view and unfair government and life in Illinois in general. But we hold job here, kids go to school here, so we don’t see a point to stay away somewhere surrounded by cornfield in different state, right now we don’t complain and keep business close to home, that’s why my question is about Aurora Il.

What's your opinion on investing in real estate in downtown Aurora?  Downtown location looks nice, small mixed-use development buildings still affordable, city looks like is getting better and better.
