This has been a nightmare. I appreciate all of your input. I've worked with let's see...5 realtors now. They are all lazy and I have had to do most of the leg work. I'm about ready to give up.

It kills me that Realtor's don't seem to think they need to do anything to earn that commission except unlock a door to a house I want to see, when any old realtor can do that. Shoot, I could just keep calling the listing agents to show them to me, and not use just one realtor, but I've always been advised to work with one because he could help with negotiations, etc. A lot of good that's done me so far...not.

Again, thanks for your advice on this. I appreciate it very much.

Hi Jason,
Yep, I've been pre-approved by two lendors. One with an FHA loan, and the other with an 80/20. The FHA works better for me because it keeps my mortgage payments reasonable. The realtor seems irritated that we have to work with an FHA loan since I have to ask for up to 6% back in closing costs. You see, I don't have money right now for closing.

Awesome. Thank you. And yeah, I'm about fed up with this realtor. He's doing NOTHING to help me. I feel so lost...I've been through 4 others already. This town is crawling with them, yet none of them are worth a darn. :roll:

I have a question about a house I'd like to purchase. They are asking $105,000. I have two options on financing. I chose FHA because the interest rate is much lower and my payments would be managable. But...I need the seller to cover closing costs, and that would mean I'd be asking for up to 6% from the seller. 3% for closing, and another 3% for FHA...don't really understand it all, but that's how it works. The house needs some repairs in the basement...the foundation may have issues. I won't know until the inspection. But I love the house otherwise. It's beautiful. I'm wondering what is a reasonable offer. I'd like to actually offer lower than he is asking, even though I need to also ask for closing. Is this unreasonable? I've heard of people asking up to $10,000 less and getting it.
