If the unit with additional occupants has a lease, does the lease specify guidelines to what has to happen if there additional occupants? That's number one, you have to go by the lease.

If it doesn't clearly say what has to happen I would require the additional occupants to submit applications to occupy the property.

If they are month to month then don't worry about it and give them their 30 day notice.

I live in CA and there may be different requirements for each different state.

Also, I have a question about converting your 4 unit to a 2 unit property? Are the two units projected to provide higher combined rents than the 4 units combined?
