I'm an investor and I'm located in the DC-MD-VA area and I'm looking to get access to the MRIS by way of my status as "Personal Assistant," to an agent or broker. Basically I need an agent or broker to help me sign up for my own MRIS account. I will not be your employee, but in exchange for your help, you will get exclusive agency rights for any properties I buy and/or sell. Cool! Does anyone happen to have a copy of a Note with this type of equity share provision? I could use the guidance.

I'm interested in loaning money to my GF for a quick flip she has under contract. Rather than have her sign a simple Note (and maybe a mortgage securing the Note), I would rather get a percentage of the profit from the sale of that flip. I've heard that such Notes are called "Participatory Notes."  Is this correct? If not, what are they called and where can I get a template I can use to draft one?

I recently flipped my first house. It was a positive experience, made some money, and learned a lot. But I have much more to learn, and I'm still building my team. If you can recommend one or more GC's, one or more appraisers, a good RE attorney, then I can move more aggressively on my next investment.
