If you're looking to generate leads set up an actual ad campaign in Facebook Ads Manager or the Power Editor. I generate almost all of my leads from Facebook and the Ads Manager and Power Editor are the way to go. 

Boosting a post just gets additional views and is best for sharing an article, information, or promoting a contest/giveaway. 

Put your audience through an actual funnel and retarget them with different Ad Sets.

@Paul Fagot That is something that you will need to play around with. When it comes to age I always target people 35+. That may work for you and it may not. The best way to figure out who to target will be to just run an ad. Your ad insights will show you who's seeing it, clicking on it, and interested in it. Once you get a good idea of who you need to target create different ad sets for each demographic.

I generate 95% of my leads through Facebook ads. The main key is consistency. Consistently post great content and get creative with your ads. Giving out a free ebook and retargeting everyone that has submitted their email has worked well for me.

I have my own private Facebook group my myself and my buyers only. I post the details along with a link to view the property in the group. I sell the majority of my wholesale deals in that group.

If you're using Instagram to generate leads then just create content that simplifies what you do. Provide value, give tips and humanize your brand. For buyers, what did was create a Facebook group and asked all my buyers to join. I post all my deals there before I market them elsewhere.
