Hi, I want to start investing in Real Estate in the next few months but I need to find a good Real Estate lawyer who understands partnership percentages and is familiar with FMLA loans. I am looking at investing in Las Vegas and San Francisco. Can you please share some referrals you trust? 

I have a realtor now but she is residential and said she could help but was not familiar with SBA loans. Should I look for a commerical realtor or keep my residental realtor? My partners are looking into buying a commercial property in San Francisco. We were approved for an SBA loan and want to use that for real estate for the current business we have (store front, creative space, salon).  Can someone refer a commercial realtor in SF, CA.

I am just starting on this RE investment path and I was hoping the rehab experts can assist. When purchasing a rehab project, what is the best way to get financing? Since you will only get approved for the appraised price of the property, which does not include the rehab costs.
