Post: Are Vending Machines Great For Multifamily?

I was talking about this with a friend and we have split opinions. I think it would be great for a multi family building with 10 units or more and they don't believe it would be a good investment because you don't see vending machines in apartments, even with 50 units. Is it worth getting a permit and setting up a vending machine in a multifamily, with 10 or more units? 

Has anyone set up a vending machine in one of their buildings?

Hi Bigger Pockets community! I found a great priced duplex in CA with existing tenants paying $750 for each unit when according to the BP rent estimator I can rent out each for $1225.

My question is, I put an offer to buy and am competing with all cash offers so my agent thinks I should kick out the tenants myself to stand out against the other offers (less work for the owners=higher chance of being accepted). Problem is, I don’t know how to do that. Do you have any tips on kicking out existing tenants and how to go about it?

Thanks for the comment! I should have mentioned they are moving out at the end of the month and for some reason have been calling me every other day with random things to fix. It'll probably be $30 to fix but I want to develop good habits and as a REI and Landlord so little charges don't become big and I constantly eat the charge. Also, there is no proof to it was a tweaker yet. For all I know their drunk friend who stumbled out and broke the fence.

Hi BP members, question- my tenant texted about an hour ago letting me know that a tweaker "dolphin dived" into my fenced and destroyed the entrance.

My question to you is do I charge the tenant or eat the charge?

The tenant told me the neighbor saw a man do it so I asked them for the neighbors phone number and asked them to file a police report. With all that info what is your input?

Any and all advice helps.

I tell my tenants they can buy bug spray from lowes or target for $10-15 and spray when necessary. As one of the previous response said they are training you when it should be reversed and nipped immediately. Although I would not be as stern so I keep healthy relationship between myself and the tenants so they will be more likely to take care of your property. 

I included in my contract that tenants must be responsible for routine yard work and say how this falls under that category. 

Mention how those bugs are common in your area and that routine lawn maintenance i.e. bug spray will curve that issue. Hope this helps!
