Ok. Thanks for the info so far! I will try Redfin and Zillow, but I know I definitely to find a good REA who is also an investor to get the real comps.

Is it possible to run comps without the MLS? If it is, how would I go about finding the information that I need? Any help would be appreciated. Thanks!
I have been talking to people in my area (Lebanon County, PA) and I have been told over and over that contractors are too expensive in this area to make any profit when rehabbing a house. I have read J Scott's "The Book on Rehabbing Houses." It sounds like I can still make a profit if the deal is great enough, but I wanted some opinions from BiggerPockets members. Thanks for your time in advance!

Sorry, I didn't clarify what I meant by "trailer" very well. I meant a modular home on a frame in a trailer park. It is stationary and I won't be moving it. Thank you for the advice though.

This will be my first flip. I am just starting to get into real estate investing. I have been reading the books and doing research. I found an extremely cheap trailer with appliances included, central air, and 1 year old furnace. The trailer is in pretty decent shape. I still need to go through and estimate rehab and figure out ARV and comps, but is there anything I should look out for since it is a trailer? Any tips or help would be greatly appreciated!
