Great information john. Recently i have been leaning towards a 4 unit for the reasons you have just listed and thanks for the double analysis tip will definitely help keep things organized for me. For the FHA loan after you build up the 20% equity there is no longer PMI? Didn't know that and it would be great news. Thanks again John happy investing

thanks for your input that is great to know, I agree on the no college kids I'm hoping to rent to a higher end tenet to avoid such an incontinent. I'm planning to spend a little more on the remodel when starting up to have better apartments with less maintenance and in return the tenets will be happy, pay more on rent,rent longer, and also be more opt to keep the apartment in great condition.

and I'm new to investing wasn't sure for the STR market are you referring to storage units? i havent done much research on the topic but have tought of doing so. What is your market like and what things should i look for in one to be good for STR.

hey BP members, looking to gather some stories and #'s on new construction rental apartments whether single or multi family. I'm wanting to get into smaller(800-1000) sq/ft single family rentals, hoping with low cap-x , and low overall maintenance the #'s could work out and with single family homes you could rent for higher per unit then a complex. Let me know if anyone has done so with success and also any feed back would be great! thanks guys, happy investing -luke

ahh nice, i want to build around 800-1000 sq/ft single family homes, if your building for 85 sq/ft they could get done pretty cheap, and I've heard of older single families in my area renting for 1250+ id imagine a new construction home built nice could go for couple hundred more, thanks again for the #'s I've got some calculating to do now. 

wow thanks for reply,must have been nice apartments, what bed bath sq/ft were they? and that was on a 30 year mortgage for 195,000 or so? makes me want to look into new construction rentals some more

I am wanting to house hack so that would work just fine, and im starting to think if i look long enough and find the right lender and stay on top of everything that this is going to be my best route to take, thanks again everyone it helped out alot
