I am currently rehabbing a House that we are putting in new carpet in all of the rooms except the Kitchen, Eating Room, and Laundry room. I was reffered by my contractor to a carpet guy who came over and measured the house with me and we are going to need 149 square yards of carpet. It will be a low grade beige color and I already have good padding. So my question is does $820 for low grade beige carpet for 149 yds of it sound right- that is $5.50 a yard and he said he was willing to put it in for $3 a yard so installation will be $447. For a Grand Total of $1267. If you guys could give me some feedback on what yall are paying for carpet with installation on your rehabs. I would appreciate it

Thanks guys for the advice - I definitely plan on paying the contractor upfront for the material costs and since I haven't worked with him before and he wasn't referred I plan on paying him 50% once that work has been completed and then the other 50% at the completion of the entire rehab. I was also curious What tricks you guys used to speed up the rehab if you are on a tight deadline such as a Portion of the Final profit or small bonuses without breaking the BANK!

I have got a question on paying your contractors for a smaller rehab. -- Is it best on smaller rehabs to pay your contractors per job or to pay them just at the end of the jobs if it should not take more than 1-2 weeks. This rehab will be only a kitchen update, flooring, paint, and other small jobs. The costs should not exceed a couple thousand
