I always re-key between new tenants, but was just asking for a friend. They City of Manhattan in Kansas stated it was not a law and so I wanted to verify.

Does Kansas have statute stating that rental property needs to be re-keyed between new tenants? If so, does anyone know where the statute can be found?

I know Texas has a re-key law under the Property Code.

Is there a deadline to file an Abstract of Judgment in Texas?

The reason I am asking is that my evicted tenant would like to make monthly payments to pay off her judgment. However, it would take her about 2.5 years to payoff the balance. Should I just file the Abstract and hope she pays one day or set up a payment plan and file the Abstract when she defaults on the payment plan? I don't want to screw myself over if I accept the monthly payments and then she defaults a year later and I missed the deadline to file the abstract in the county records.

It really doesn't bother me that I have to look for another tenant. I was hoping there would be a way to hit her credit report to warn other landlords of her tactics.

Need advise as to what options I have as a landlord.... Tenant signed lease on June 28th to begin leasing my home on July 1st. When leasing agent tried to contact tenant for security deposit and 1st month rent 3 days later tenant decided that she did not want to move forward. As a landlord do I have any kind of recourse besides the reletting fee which she flat out refuses to pay? Or is the tenant completely protected by Texas law to do what she pleases even when signing a contract?
