I have heard a few people make mention of buying a home by securing a 30 yr. conventional mortgage in their name and then quitclaiming the deed to their LLC or other entity. Has anyone actually done this and can speak from experience? I understand the benefits in terms of securing a 30 yr. mortgage and having a more cashflow friendly debt service. My questions are about the potential pitfalls or issues.

I am looking to purchase my first property in the St. Louis metro area. I currently live in Des Moines, IA, however I spent 90% of my adult life in St. Louis. I am comfortable with the market and know the areas fairly well. My concern however is finding a property manager that can handle onsite issues, i.e. evaluate repair needs, contact contractors, address issues, etc. Who are some good ones in the area that are reliable, reputable, and reasonable?

@JerryPadilla Can you share my info on the umbrella policy you mentioned? I'm not familiar with this in terms of financing. Thanks.

I have the financial flexibility to fund the LLC and initially fund some smaller all cash deals or put 20-30% down on multiple deals. I want to start building connections with some quality institutions because my cash will only take me so far. Would love to hear who some of the better banks to work with in the St. Louis area are.

I guess I should have been more specific. Purchases will be made under an LLC, not under my personal name.

Hey BP members, looking for great banks to work with in the St. Louis metro area. Will be looking to build a solid relationship with a great bank(s). To go with that, anyone having success with getting 20/30 year fixed?

Also, would be interested in great private lending partners.

New member currently from the Des Moines metro area. Current interest in Real Estate is in developing passive income. Looking for opportunities to learn from those that are experienced.

Have previously flipped 2 homes (1 foreclosure and 1 short-sale) that I purchased as primary residences. Made very good money on both and opened my eyes to the potential in Real Estate.

Excited to be on Bigger Pockets to learn and build new relationships.
