Thanks man great advice and yes without support it does get frustrating, any help on how i can get houses under contract and then having a assignment of contract, how can i obtain these or who should i goto?

my lead generating source or what im planning to be bringing in leads is flyers for driving for dollars and via internet, but im still stuck on trying to find distressed properties and getting it under contract? any help

im from suffolk county also im from brentwood and im just starting out in the wholesaling business, my best advice is knowledge is power! im having a rough time trying to get my first deal also but its the first one you have to get threw to make or break you! best of luck to you...

on average just starting out and basically working by myself how long should it take to wholesale your first house? any feedback would and will be greatly appreciated!

a little story of what i recently went threw!

I attended a seminar a few months ago I knew they were going to try and sell me something by the end of the meeting, so im waiting for it and I was right 5 minutes before it was over they were selling a 3 day "training camp" on wholesaling, rehabbing, and buying and holding, it was $1200 but if you bought it that day they took off 1000 so it would be $200 I had 50 dollars to my name and I was kinda upset so I went up to talk to the guy and said all i had was 50 dollars, and there would be no way i come come up with $1200 so i asked to put the 50 down payment and let me pay the rest off before the training camp! He said yea so I got excited they sold me all my hopes and dreams in this little 3 day camp, up until the last day before the camp I paid them the last of the money.

I attended the seminar, I was there 45 minutes before so I was the first one there, I had been up all night waiting for it so I barely slept, I had my notes and pads ready for any info that was given. I was extremely excited, I sat down in the front as to not be distracted by anything. As the man was speaking I noticed he was leaving out vital information, there was something missing. I was confused and disappointed, even though he was skipping parts he still was giving valuable information but I couldn't help but notice that he was skipping the most important parts and I feel like I was the only one that did notice everyone else was mesmerized and sucked in. The last day of the seminar they gave everyone an interview to see if you were qualified to join their team, so as I did the interview I was prepared, dressed up nice and had everything ready on why I would be perfect for them! the guy asked me only a few questions and I answered them truthfully as possible and basically long story short he nexted me I was so upset and angry. I sat back in my seat and just thought to myself this is so messed up im the perfect candidate for them im young, ambitious, and intelligent "i was the youngest one there by the way" why would he just shut me down? come to find out the interview was just to see if you had enough money to buy there advanced training packages which were 35,000 dollars, I couldn't believe it I was hurt and so disappointed in myself for even spending my last money on it, I walked out and just went home. My hopes and dreams fell apart I almost gave up as a few days went by I was reading and researching to see if this happened to anyone else but couldn't find nothing. every article I read was someone just trying to sell something in the end I know this road is not an easy one but this is my dream and it's going to come true! thanks for reading

wow thanks for the information and yes it is a little depressing at times but this is my dream so i dont let it drag me down! starting from the bottom is very hard but the feeling of accomplishment and success i know will feel so great and to show all the people that been doubting me that this is possible! thanks again for the info..... best of luck to you too

My name is Lee Reitzel.
