Post: Char-Meck Building & Zoning Permits

This may be a long shot, but we could really use a miracle right about now.

My husband owns a restoration and construction company, and he usually pulls permits for jobs in Cabarrus County. We live in Mecklenburg county, and have never had to pull a permit for a job there.

However, now we’re adding a screened-in porch to our home in Mecklenburg, and since it will be attached, it requires a building permit, which also requires a zoning permit. The city of Charlotte has been really hard to work with in providing information for all of the requirements and how to get the proper forms submitted. It would actually be kind of funny if it wasn’t so frustrating!

Is anyone here familiar with the building/zoning permit process in Mecklenburg County, NC? We would love to be able to get a straight answer from someone who is knowledgable about the step by step process, and who to contact (phone numbers and email addresses) about specific aspects.

Hi there!

We are preparing to invest in our first property in the next 6 months, and I'm wondering about what insurance we will need since we plan to have it our new LLC's name.

I know we’ll need homeowner’s insurance, but what about liability?

Are the requirements different when the property is owned by your LLC than when it's in your personal name?

I am having a really hard time finding a surveyor in the greater Charlotte area. By chance, can anyone here recommend someone who isn’t booked solid over the next two months?

Thank you. The business account and property would be in my name only. I would not use his income to qualify either. He would in no way be tied to this, except for the initial investment by his company, with no expectation of repayment. Does that make a difference?

Hi! I'm new to Bigger Pockets and happy to be here. I am gearing up to buy my first rental property within the next six months. My husband owns his own small business, and I am forming a LLC in my name to keep the rental completely separate from, and add an extra layer of protection for his business. We would like to be able to use money from his business to help fund the down payment, and are not sure about the best way to do that. Do we need to pass it through payroll (where it will be taxed accordingly), to our joint account, and then route it to my business account? Or, is there a way for his business to gift/donate the money to my business (no repayment planned, as it would not be a loan)? That option seems similar to partnering with an investor, with no expectation of repayment. Also, I'm wondering if partnering with a private investor (private citizen) is any different from a private investor (company).
