That sounds right, Jenkins. The second and fourth Tuesday are the ones you'd probably want to attend. They feed you, as well. :)

The 28th this month is the one with the Real Estate 101 session. That is with Dan Kurszewski. He also handles memberships. Registration can be done online, and you'd likely want to register ahead of time as it really fills up.

I have a few rentals--One duplex in Beloit, two duplexes and a 4-plex in Racine. I manage the Beloit one myself, but I have a management company handle the Racine ones. I've started looking in Milwaukee and regularly attend Milwaukee REIA sessions at the Brookfield Suites. This group has a LOT of people attending who are doing many different things. You'll find contractors networking with buyers networking with wholesalers networking with rehabbers. The whole gamut. There's a LOT of local real estate knowledge to be found there. One of their sessions is Real Estate 101, where you pretty much sit around talking about whatever you want to know more about. I'd highly recommend checking it out. One bit of interest is that I frequently get emails from wholesalers in the group for rental properties for sale. MilwaukeREIA.com.

Adrian,

I'm interested in giving this a shot in Illinois (Boone and Winnebago counties). Do you have any experience with them? Also, is there a good reference that you could point me toward regarding the process in Illinois? I know things vary by county, but hopefully they're variations of a state process...

Not quite sure what forum to put this in, but I'm looking for information on the Personal Wealth Academy. They contacted me with a spiel about getting full time in investing and doing big bulk reo deals with banks and I'll be working with Peter Conti and his money and blue skies and singing birds. I'd start out with them helping me build a tax sale overage business until I can quit my job and go full time with this stuff. All I need to do is come up with a $25,000 investment.

Don't worry, I don't have the checkbook out. Of course, it seems all very reasonable, but I have no knowledge of how these things work, or even if they work.

Any info?

I've got a two-flat and went with a dark brown carpet in the bedroom in the lower. Hopefully stains won't show. For the upper, though, I'm thinking that carpet is almost a necessity as the lower tenant will constantly hear every step the upper tenant takes. Any experience with this situation? These units rent for around $500/mo--not high rent. I did put down ceramic tile in the bath/kitchen.

I've been to a few in S Wisconsin. I bought a duplex in Beloit, WI after securing the opening bid. Nobody else bid. I also have been to a couple where there were many bids and the price went up quite a ways. I think that you can likely find good deals this way, but you may not know which ones except by participating in the auctions.

Anyone know how well this works? Watched a webcast on their Fix & Flip Money Machine where they help you find properties to fix & flip. They fund the purchase and rehab, then split the profit with you upon sale. Seems good, but I don't know how to tell the good from the bad.

Additional benefits are that these can be purchased in small investments, which reduces risk, and the liabilities are comparatively low.

I think I'll investigate these option. Turns out that this IRA isn't large enough to go the IRA lender route, anyway.

Sounds like I might be better off rolling this into a Roth and taking the tax hit.
