Wow!  This is hard.  We started in this real estate investing business 3 years ago.  We have purchased 11 doors for rental and have invested in a hotel as a LP.  We really want to scale now into commercial real estate (multifamily) but capital is so tricky.  Is anyone willing to share what their strategy to leverage would be if you were in this situation.  We would really like to have funds available as opportunities come up without dipping into our savings over and over to grow. Advice welcome, eager to learn.

We recently invested in a hotel group and put this under our business; we used personal funds to fund initial investment, and we receive dividends from this investment. How would you account for this in your books?

Just got a call from a realtor about a property I inquired about. It is a 18 acres lot where the developer started the development process but stopped. They did complete the 2 lots next to it with 21 homes completed in 2012, some for rent and some the residents own. Not sure what the process would look like to complete and the cost for it to be profitable any advice is helpful, the realtor provided the below:

1. The property is subdivided into 1ac lots

2. No timeframe to build

3. Builds must be of equal design and equal or greater price range.

4. Houses in area sell for around $145K but no recent sells noted

5. It’s a high rent area

6. Lot sizes around 1600sq/ft or greater

7. Developer has intended on completing development but decided instead to sell after COVID-19 (probably because of cost increase) they moved back to Oregon

We invest in the Northeast part of Mississippi....specifically in Lowndes County.  It is low income but the cash flow is good. We also invest on the coast.

Was thinking feasibility for the area we want to build?  I heard that some people go all in for about 60K a duplex.

I have some land in MS zoned for 3 duplexes and would love to build metal buildings duplexes on them anybody know a builder that build these in Mississippi?
