Hi! A property is located in the unincorporated area of Los Angeles and the lease will expire in November. New lease is being negotiated. How much can the amount of rent be increased if going from a year lease to a month to month?

We have a tenant with a year lease expiring soon. They've expressed an interest to stay on a M2M basis. It's a SFR in Southern California. Would like input on raising the rent or not. If so by how much. TIA

Thanks for the responses. When you go from 1 yr to M2M do you increase the rent if so what percentage.

Hi! We're leasing a SFR and the lease is expiring in March. Sent the tenant a letter asking about their intentions and they replied that they'd like to stay with a month to month. They've paid on time over he last 10 months but we're not to keen on the idea of a month to month. Any suggestions or input would be greatly appreciated.

Hi! We rented to a tenant with 3 (Older) dogs. They’ve signed a years lease stating no additional pets. One pet passed away. They still have the initial 2. They have 4 months left on Lease and want to get another dog (not a puppy) probably 1 or 2 years old. Any thoughts on how to handle this would be appreciated. Property is in California.
