The tax free part if you have lived in your home as primary residence for 2 years, then profits from capital appreciation are tax free (( believe it is $250K per single person, married is $500K). Someone correct me if I am wrong

Matt,

The best places to buy in my opinion are Santa Clara and Alameda counties where job growth is strong and rents are high. The new home builders to check out are Lennar Homes,  De Nova Homes, Pulte Homes etc

I'm also interested in making some student housing investments in Merced.

Which areas do you recommend I buy in? Is there a zip code or names of streets you could refer me to? Any local Realtor or Property Manager you could refer me to?

That means when you ask the GC to bid on your job, do you pick out the materials you want in the home ahead of time? For example, what type of granites or cabinets, doors etc so he can bid based on that?

IRON CLAD contracts with GC. Could you expand on that some more? Do you use a template for GC contracts? Is it a Time and Materials contract? Can you share some tips for me in this area pls
