Hi @Daria B.

Thanks a lot for the analysis and advice! I tried to offer lower but my realtor said seller/flipper already reduced the price from $79k. House was recently rehabbed for $20k. From my calculation, the seller spent $61k in total. I'll check licensing costs for rental. Even at this price for 2BD/1BA, it looks like I'm still getting positive cashflow as the money  will come from SDIRA...

Hi BP'ers! I am just starting and looking for a stable way to retire and take care of my disabled husband in 5-10 yrs. So early this month I've made an offer at full price on this property and doing my due diligence. It is a safe area, cash flowing (according to my calculations $300+/mo) and will appreciate. Can you spare a few minutes of your time and help me?

Purchase Price $75,000 cash , currently rented at $850 (2BD/1B, recently rehabbed)

Property Taxes $130
Insurance $55
HOA 0
Management Fee $68

Thanks, what's the average price range of duplexes in Tampa and appreciation rate ? I am only planning to buy a couple SFR properties cash from my SDIRA to rebalance my retirement portfolio and the Deltona property seem to be a good choice...

Hi again! Thank you all for your feedback regarding this property. I cancelled the offer after my the agent visited the place  and for sometime I have been looking at other properties. Thank you again. I recalculated the cash flow it is about $400+ but then again the area is questionable. I've looked at trulia and saw the crime risk. I wonder why my agent did not advise me on this?

Hi Biggerpockets members! I've been reading the blogs the last 6 months and am now excited/scared to buy a rental property in Orlando Florida.

Please help me analyze if this is a good deal or not and whether it is a good area.
Purchase Price $105k
Downpayment 25%
Currently rented at $1300/month
Property Tax $74
Insurance $60
Management Fee $100
Repairs/Maint 65
Mortgage $410
I am seeing a monthly cash flow of about $200 but I am not sure about the area as I live out of state. Appreciate all your help!
