Just want to give an update. I talked to a mortgage specialist today and it is totally possible. He accepted my tax return as a proof of income. Rate is high and conditions are very strict, but still, it is totally possible.

Don't try to be a smart *** Nathan. No wonder your last name is "rude". If u don't know the answer, just be quiet.

Like I said, I already own an investment property with positive cash flow, so I do have income streams. I have another income stream as well, but I won't disclose it to u. 

Also, like I said, the property i want to invest in is cash flow positive as well. It will easily pay for the mortgage.

So please, be quiet if you don't have any solution.

I found a very good deal on a 2 family house which can provide me a cash flow positive. Problem is I don't have a job at the moment as I am living on the cash flow of my 1st house.
What strategy can i use to convince a mortgage broker to give me a mortgage ?
