 Hey guys,

      I'm currently in the military and I'm far away from the mainland(Guam). I'll be returning this Summer and Commercial really seems like the niche of choice. I like the economies of scale, and it seems as though it's more passive having one property with multi-units then vice-versa.

       But anyway, to get to the point, I'm looking at MHPs and Apartment complexes. I look at LoopNet daily, but I haven't called a broker yet. I guess I fear they'll hang up on a guy 7,000 miles away with no capital or experience. Horrible attitude I know lol, but I'm working on that.

What did you guys do to get started?

I just turned 24, and I spent all of last year in analysis paralysis... Really inspiring! I'm curious how did you find this deal?

I'm so embarrassed guys...... I actually read my orders wrong and I'm not going to Florida, I'm going to Washington. Thank you all for your help and guidance, and  I see asking for help on BiggerPockets is the right method to succeed.

@Maxwell Lee For price range, I'm not sure how I should go about it. I don't know if I should get a mortgage that would eclipse my whole BAH or get one a bit under it. To be honest, I may just bite the bullet on this and get a home I know will be a great investment. I looked at Riverside and I already see great homes that would be GREAT as investment properties. Is there anyway, I could ask for help on finding the quadplex that you see? Still don't have a realtor that can access them for me just yet.

@Kevin Hunter I didn't even think about the specific type of tenants. Military would be a better target audience to go after. Do you think it would be wise to pay a mortgage that takes my enitre BAH or try to get one that's a bit cheaper. Thank you for the very detailed over view, and I wasn't looking at it from the proper angle. I was just going to put an ad out and hope someone rents. Never thought about how marketing to a particular group would help.

@Maxwell Lee I'll be at NAS Jax. The zip code in particular was 32201. I really don't know anything about the area. This zip code was closest to base. I'm looking for a mutlifamily to invest in. Any advice would be greatly appreciated.
