As I'm looking for my next deal through a wholesaler (my first proprety was found on MLS) I'm searching for a hard money lender on the treasure coast who could do a least 85% LTV.

Seriously, the main points are simple. If there's a for sale sign in the yard, they are soliciting for you to approach them. By the way, it's ok if it's a realtor sign. Go up to the door, knock, and BACK UP 20 FEET. People feel much more comfortable if they can look out and you are not right up its not their face. When they open the door, say, My name is Matthew. I see you are selling your house. I love your neighborhood and I'm looking for a house here. Can you tell me about yours? Almost every time, they will start to tell you about it and after a little bit they will ask if you would like to see it. At that point, they invite you in and you have a conversation about what their needs are. It's important to listen to them much more than talking about yourself. 

If there's not a for sale sign in the yard, you do the same thing, except when they open the door, you say, HI my name is Matthew. I know this is going to sound crazy, but I love your neighborhood and I'm looking for a house here. Do you know anyone who might want to sell theirs? 

They will either say no, or they will start pointing up and down the street like a traffic cop telling you about everything that happens in the neighborhood. Or they may invite you in to talk about their house. This is a great way to approach people who may be tax delinquent or behind on payments without them knowing that you targeted them. If they aren't interested in selling, knock on the next door down or where the mentioned a neighbor may be thinking about selling.

Repeat, Repeat, Repeat.

Tip..... if someone has a sign in the yard for a car,or boat, or yard sale, etc., start a conversation about that sign first.

Hi dear community,

I'm a rookie out-of-state investor in a middle of a dilemma with myself, I've got my first proprety in port st lucie refinanced and was able to pull out 50k for the next move. Now, I've got my agent bringing me mls houses, but the numbers are not matching my excpectation (1% rule)

Now, I'll be staying for a month, so I'm telling myself I should try to partner on a rehab project. I know is always coming back to the question ''what are my goals" It's buy & holds (MF is the goal), but I'll like to build some cash aswell to get there.

what do you guys think??

Hi Kyle, I'm actually not French, but Belgian and it's quite similar to them. For the entity part, here it's a lot more expensive to setup one that in the US (I'm referring to FL) The equivalent of a LLC is call a SARL. For the mortgage part, I'm assuming it's quite the same as well like around a 50/50 (bring/loan) Hope it helps Louis

Hi BP folks, 

Info :

Location : Florida 

House price : - 40% ARV

House been remodel 18 months ago 

Here's the fact. An old man that I know well who was living a block away from where I've purchased my first property had a heart problem a year ago and was forced to move 3 hours north in an assisted living community to be close to his daughter. 

Her daughter (that I'm also familiar with) have power of attorney for her father. As he'll not be able to live alone again, she agree to sell me the house for what is left on the mortgage (-+$120K) but the bank refuse to communicate the exact amount left on the house as it's not in her name.  Other fact, the monthly payments been stop since September. 

From there, I think it went into foreclosure, but she came back to me telling we still can do it if I'm willing to pay the late fee, but once again, she stop giving news. 

A couple days ago, my banker told me that the house might maybe not be repossessed as the man had a health problem. 

So, do you think that something can still be done? , I know that the daughter need to be directed. What would you guys think?
