This gave me a couple thoughts. I think it depends on you personal/lifestyle goals.

1. Do you want to keep increasing your number of rentals? Is there a threshold where you "have enough" properties in terms of a holding strategy?

2. Are you interested in having all your building paid off and generating cash flow for the rest of your life so you can remove yourself geographically/have a freer lifestyle?

I personally think a 10-31 would be a good path just to reduce the number of units. The economy of scale to me seems attractive.

Lets say your putting 3.5% down for a triplex, paying the MIP and mortgage on time, planning some rehab and expecting a little appreciation (in NYC area). Lets assume all goes according to plan.

At any point in time (somewhere between year 2 and maybe year 5), is it possible to cash out and bring the total LTV all the way back to 96.5%?

I'm weighing FHA vs seller financing and haven't finished the models yet, but i'm wondering if this strategy is possible, because i'd obviously love a second acquisition (FHA or not).

How do you feel about all the development in the BRONX?

What neighborhoods have you heard are booming? and for what market?

The Bronx has great transit options, but is struggling to gentrify as quickly as North/West Brooklyn!

I'm thinking of investing in this borough, but more importantly:

Simple question for those of you more entrenched in the real estate world.

Im a civil engineer, and i work for large developers and REITs in NYC. However, im a couple years away from getting my professional engineering license.

Im wondering how VALUABLE or USEFUL this credential will be for someone who is looking to buy some small buildings and get into development of residential rental properties. Ive worked 3 years to get to where I am but i dont know if I should give up the chance to get this cred.

All info would be helpful!
