@Jeff Bridges Looks great, but in my market, a $40 application fee will never fly.  Everyone charges $20-$25.

Is there a online service that can run a Background and Credit report without having to send a signed application? I'm renting in another state, and the requirement to scan a application is not easy.

@Stephen White , Do you have any advice in renting houses out of state? the requirement to submit the rental application has been a problem. 

...I've rented for 25+ years and I've never had a property management company/landlord answer a call after hours. Every call goes to voice mail and i'll receive a follow up in the morning. From there, the service call is scheduled.

I'm searching for the latest NJ standard lease.  All I can find online is the NJRealtor association ver from from 2001. This lacks the recent law changes regarding reimbursement for legal fees to the tenant.   Ive emailed and called every lawyer in my area but havent gotten a response. Thanks.

Good post!  Since you're an expert in the area I have one. Do you happen to know a Lawyer to help provide a lease and represent during evictions in SNJ (Burlington Area?).

 Hey there. I was just noting that i'm able to find every recent listing on Rentometer with a google search. Which helps me 'confirm' the validity.  I cant find the old ones, perhaps because those listings expired or vague in nature.

@Jeffrey Levy With the free version, the yellow 'sticks' on the map are current listings. I can find those on common websites/craigslist to confirm.
