Hi Louis, No I did not move forward with this as it was cost prohibitive for the moment. I did have one electrician come and quote it out for about 12k but that didn't include the permits or any costs related to ComEd. So the quotes others have mentioned I assume are pretty close to what it might actually cost.

I just got quoted $160000 for a four unit plus in law in Brookfield including permit and all related fees. for an extra $3500 I can add two EV chargers, but will receive a $16,000 credit from ComEd. There are some restrictions so I would encourage you to look into it to see if eligibility applies.

+1 Exactly. People smarter and more sophisticated than me in business law have advised that there are 1000 ways to pierce the shield of an LLC. For this reason I do not own any property in an LLC/Corp. I utilize my General Liability and have a separate commercial umbrella to manage the risk exposure. At the end of the day, everyone's circumstance is unique so it is best to speak with a professional.

I appeal my properties at every chance. As an investor with multiple properties, I would be interested in working with someone that reduces the administrative burden and that charges a flat fee. BTW, I did click on the link and no where could i find a fee schedule.

Indeed it has been tough these past few years in the Midwest given the contraction of carriers and increase of premium. I experienced this when I lived in SoCal given the wildfire exposure and the SE has also been feeling the pain with all of the hurricane exposure. My question: Where are these carriers wanting to write policies?

Thank you Christopher. I haven't but I will look into them. I would prefer to synch up and build a relationship with a broker/agency. They are able to shop around with multiple carriers.

Despite having Zero claim history, my carrier issued a "non-renewal" notice for my properties in the western-Chicago burbs. Need to shop around and figured it was worth asking the community.

Does anyone have any recommendations for reasonably priced tax appeal services for Cook county?
Would prefer working with someone who charges a flat fee.
