Post: How do we feel about Citizens for DP3 policies?

Citizens is about 60% cheaper than the next alternative for a duplex less than half a mile from the ocean in Brevard County. Has anyone ever had an issue with Citizens paying out claims, or in general? Policy premium for Citizens came in at $1500 compared to Llyods of London at $3900. Not sure if i should take short term savings in exchange for additional risk if a catastrophic event occurs and citizens becomes insolvent or something.

I think it would be a nice way to help those on the front lines during this pandemic but can it be seen as discrimination if i advertise a 5% discount to nurses/first responders? I also think it might be a good way to attract a quality tenant.

Has anyone had experience with leases subsidized by housing authority? The property is in a C+ neighborhood so not concerned about "D" tenants.

Hello BP, I am looking to buy my first deal.. I'm looking to go 5% down conventional as I'll be using it as my primary residence for a few years. Will a bank lend on it as a primary residence if the current owner has a tenant in place with a month left on the lease after I close?? If not, any suggestions on closing a deal like this? Thanks, Lou
