Cancel the cable! Like you said most of the tenants watch via the Internet. I’ve been without cable tv for 2 years and haven’t missed it. Your tenants won’t miss cable as long as your internet is strong enough. From what I heard, you can jail break the cable’s Internet System to get cable to your tv. It doesn’t work with all cable companies but if you know you know. If not, ask around. -Arod
I would contact your insurance company. They should have a restoration company to help with the clean up. I’ve worked in the restoration industry and trust. You want this professionally done. Also, your insurance should cover for something like this. If not, write it off on your taxes. I wouldn’t ask the son for any money.

I’ve just rented out my SFH that I used a VA home loan to purchase. I would see what your bank allows as well as the van. I wouldn’t count out a SFH if it has a “mother in law suite” or a garage apartment. Va Home Loans will only work if you the house is move in ready. It’s kind of a pain but if you have any questions just reach out to me.

I wanted to officially introduce myself here. Although this is my first post here, I’ve been on the bp band wagon for about a year. Last year my wife and I decided to start driving semi trucks so that we could eliminate our debt and to eventually purchase a small resort. The plan: Year 1: pay off debt Year 2: save money Year 3: purchase our investment In November of 2016 we set out on our journey driving over the road delivering goods across the lower 48. When I drove, my wife slept. When she drove, I slept. We drove focusing on our three goals. I eventually found Bigger Pockets and other podcast and emerge ourselves into our goals. The more we drove the more we learn. Each day brought us closer to our dream and light bulbs clicked and plans started brewing. In the last year we were able to eliminate our debt, minus the house. My wife landed a job managing a small resort on Clearwater Beach, AND, her company gave her a unit to live in for free. I’m still driving trucks and our house is being rented out full time! Our three year plan went out the window because we drove ourselves to be greater than we were. We still want to purchase our own resort but for know getting the experience in running one will go a long way. I’ll continue to drive trucks, save money and look into purchasing our next rental. The goal for 2018 will be to purchase 1-2 multi units in the Pinellas County area. Once I have those I’ll stop driving over the road and get into home inspections. I love shipping containers! I may end building a cabin out of one soon. I would start small. Buy a 20 Footer or smaller and build within the structure so you can close it and still shop it. FHA loans will require you to reside there for a period of time. Usually 6-12 months depending on who your have a loan with.

Have you thought about hiring a professional photographer? You pay once and use the same photos over and over again. The use of a professional who focuses on houses and living spaces will get the right Angles and have proper lighting. Your photos look like they were taking in winter time. Green trees and grass show better that cold grey skies and mud. This unit looks to have 2 balconies! That's a great feature. What is around the area? Night life, parks, or schools? Hope that helps.

I would ask if the remaining tenant could handle the flat on his own or if he knew anybody that would move in. Option B, find a new tenant(s).

You are married with 3 children. It sounds like you are already rich my friend. Some couples can't have children. Some don't get monetary gifts like you did. You seem on right path but need to network in the right areas. Have you looked into working for a flipper? Dallas area is a great market and I'm sure you can connect with someone to get your foot in the door. Get into real estate or also look into inspections. Those guys that do 4 point inspections make a pretty penny, network with a bunch of people, and then you also see different neighborhoods and types of houses with common problems.
