@Mark Mynhier I appreciate all of the useful infomation you have provided. I foudn it all to be very useful. You are correct about wholesalers sending a lot of unrealistic deals. I contacted a lot of wholesalers on craigslist and called many bandit signs.

I just got a list from my title company for a list of absentee owners in Los Angeles zip codes that I feel have the most investor activity. What are some useful lists you would recommend I could get from a title to begin marketing?

Since I am a licensed real estate agent is there any liability involved in wholesaling properties?

@Nazz Wang  Thanks for the advice. I will definitely give my title rep a call and get those Cash buyers. Sometimes I just need a little help to get my mind going on creative ideas. 

@Mark Mynhier I am currently focusing vacant/distressed properties in San Fernando Valley and Los Angeles.Do you feel that farming an area to look for properties to wholesale would be more effective? I'll add those REI meetings to my calendar and start networking.

Hi everyone I am looking into venturing in wholesaling in the Los Angeles area and I was wondering if any of you who have been successful in wholesaling in a new market have any tip or methods in finding serious cash buyers.

Hi Greg,

From experience I noticed that many young creative artists flock to troubled neighborhoods and create a great sense of community. I've noticed this happening in different parts of the country such as Atlanta, Detroit and Downtown Los Angeles.

I was recently introduced to the idea of creating art studio spaces and renting them out to artists to do their work. This particular facility offered a conference room 24hr access to their studio and storage. There was no vacancy and actually a waiting list.

This would be a great way to build the community and have passive income!

Hey Jeffrey,
Congrats on your scholarship and acceptance! Well I am a young person that dove into real estate right after high school eager to make money. From experience my first deal was a wholesale deal to a cash buyer. in other words found a great deal put it under contract and found a cash buyer and assigned the contract. Has the lowest amount of risk and great way to get an idea of how it works. Made $1,500 in less than 30 days. Was a hectic 30 days trying to learn all the ropes but it can be done.
I read Larry Goins Ultimate Buying and Selling program which helped me a lot.
Taking your time and seeking advice is really important as well!
