Thanks Dennis!  We live in CT where it is strictly tax deeds.  There is an auction coming up in Sept. that we are going to attend just to see how they work.  All properties start around 13,000. 00, crime is low, some places look really nice, some need work, sales in the area ok.

Thanks Tyler, at this point I have more time then money, the company that wants to school us, wants us to use credit cards to pay them and buy a property.  Not feeling too good about that.  I do have access to the on-line auctions and some "left overs" appear to have a high interest.  My husband however would like to acquire a property Deed to either rent or flip.

Thanks, Wayne, I do understand that part as far as possibly not getting the Deed, which is fine.  Do you know if you force foreclosure and it goes to auction do you get the money back that you paid for all the past taxes and penalties etc.?  Everyone says do you do diligence on a property but never say what that is. I'm guessing title reports, physical condition, value.

My husband and I are looking into lax lien certificates and deed purchases.  Not sure what the best avenue to take is. 

We currently own one lien certificate (2013) in FL, there is an investment company that has the 2012 deed and has until April 2019 to redeem/foreclose. 

I've been watching lots of videos and one company has contacted me to sell us a training program with 3 options; 1 is for $7999.00, 1 for $10,999.00 and 1 for $13,999.00 .  My question is do we need to have a mentor/coach to show us this, or is it best to read some books and watch the free videos.  We really want to get out of the rat race and begin living.  Any suggestions are greatly appreciated.
