What is in your lease agreement, in regard to plumbing maintenance? You can let them know you will no longer respond to garbage disposal calls, as you’ve told them in writing not to put food down the drain (reasonable request) and suggest the tenant to pay for a home warranty insurance and let them pay service fee and any  repair fees.

the property is in Solera Beaumont. 
Yes the investor would have to be 55+ and he/she would be able to lease the home out with a minimum one year term with anyone over 55 years old. The only restrictions are No short term/air bnb and renter must be 55.

Over 2000SF, SFR on a 10,000 plus lot, in a 55+ community in the California dessert for under 500K sound too good to be true?

Hi BP Community,

Took a listing to sell a property where the tenants have 3 months left until their lease is up. My sellers offered them first right to purchase the property. They cannot afford it, we put it on the market, will be in the MLS this week (after pictures are taken on Thursday) and a sign in front with "do not disturb occupants" rider. Done everything by the book. We advertised we need a minimum of 24 hours notice for showings. I have been kind and respectful.

In my 22 years in Real Estate, I have only dealt with this situation one time and it went well, but unfortunately tenant already being difficult by making me wait 8 days to get in and take photos.

I come from "You attract more bees with honey" train of thought but I might need a different approach.

Looking for investors point of view on this one. How do you deal with tenants that might be difficult during the sale process?

A Certified Public Accountant should know! Your CPA is not 100% sure?! I will give you my CPA's info to call him this morning, just private message me and I will forward his info.
