According to my listing contract with her she works for me but unfortunately isn’t acting like she does. The non refundable earnest money is a good idea or time is of the essence clause? 
She also didn’t ask for earnest money with the offer she wrote for him but I am with the counter. Looks like I’m on my own and if anyone knows how I can fire her please let me know.

I’m in a real estate nightmare with this incompetent agent. I decided to try to make the best of the situation and did a counter offer with her which she completely messed up after being given spoken and written directions. She’s rewritten it and I’ve had to have a friend real estate broker in another state go over everything she does to make sure she doesn’t write a bad deal for me . 

This is a land sale and she doesn’t know anything about the buyers financing and I had to make her put in a request for loan prequalification as well as change closing costs from me to him and make him responsible for his own title insurance. She only did it after two try’s at the rewrite. And I’ve come down substantially from my original price. 

She’s also disrespectful and argumentative. Definitely working for herself and the buyer who I found out she knows from another land deal she did with a family member. It’s really the Wild West out there! 

Apologies for my late response, I didn’t get much sleep over this.

Thank you all of you for responding. Your help is greatly appreciated and I’ll get on with this and counteroffer as the bottom line is to produce a sale.

My selling broker wrote an offer on my property for a buyer without a broker and without my input.

Am I reasonable to be concerned as to who she is really representing? This is the first time I’ve used her.
