I have 3 seasoned SFH's all paid in cash so no existing loans but I can't find a lender willing to refi locally because they are all owned under LLC's. Homes are in New York area I've read about the B2R but sounds pretty long and painful process any recommendations for companies that will refi for LLC's? Thanks in advance

@Eric Kang hey Eric do you handle refi for sfh in New York?

@Michael Watts we use Annie Sloan Chalk Paint (old white is most popular color). It's a water based paint so no smell and use a water based poly to finish them off. The paint can be a bit thicker than traditional paint but you can thin it out with a little bit of water. It dries super fast and transforms a kitchen to look high end in finish. We've done probably 25 kitchens with the product. If you google Annie Sloan you can find a stockiest locally who can help you step by step in the process. Any questions just hit me up. Ohhhh and make sure to clean the hell out of the cabinets with TSP first.

Use Chalk paint it’s a no sanding or priming just clean them really good with a degreased and paint away. It’s a water based paint and use a water based sealer. Should hold up for several years. We use it all the time on kitchen cabinets. If you want to know recommend brand dm me.

Apologies for not giving more detail (newbie) it’s a single famil 3 bedroom 1 bath. We have about 16k worth of work to do initially to get it ready to rent. It was a bank owned property. I did include the 16k when we ran the numbers.

Hi all, we are just starting out and we found a property we are interested in we are paying cash now but may take a mtge out on it after closing. I ran the #s on the calculator but what we are wondering is what is the # for ROI that is considered for us to be sure we are getting a good deal and make the move on it? The calculator came back with 8.63% for this property, is that good?
