I am in the Cincy/NKY area, and this is happening here as well. However, certain highly desirable areas are worse than others. One of the worst I've heard recently was a buyer who lost out even with $125K appraisal gap coverage. It's definitely tough out there. You've gotten some great advice here though. Be open to homes that have been sitting. And don't overlook FSBO's. If your agent is willing, he or she can knock doors of the neighborhoods you're searching in. Sometimes you can meet needs by connecting with sellers before the sign hits the yard. And find an agent who's constantly networking with other agents to find properties before they hit. Not every seller wants to deal with the craziness that comes with listing in this market. It takes a bit more hustle these days, but if you keep going, you'll land something!

I'd also keep an eye on properties that fall out of contract. Everyone wants the shiny, new houses when they first hit the market, but buyers are getting cold feet more often and jumping ship for reasons that aren't always related to the home. Acting on a property as soon as it goes back on market has been one of the best ways to get my buyers a home in this crazy market. Sometimes you can even get the inspection report from the deal that fell apart.

There are so many local regulations that I'd verify any info with the city to be sure you don't get stuck. There are some odd variations city to city in NKY. For example, some allow Airbnb with off-street parking spots. Others allow Airbnb only in certain districts. And then regulations change. I'd always verify any info found online to be 100% sure. I’d be happy to share more about Ludlow. I work in Cincy and NKY as a realtor. It’s a great place for rentals, short or long-term. Taxes might be a bit higher than you’d expect at $17-$18/$1,000, but it’s definitely a river city to pay attention to. Newport, Covington, Bellevue, Dayton, and Ludlow: these are the places to look. Newport is divided by east (pricier) and west, and Covington has many sections that are all a bit different. But Bellevue, Dayton, and Ludlow are all smaller and good options with Ludlow, Dayton, W Newport, and parts of Covington probably being the most affordable. It’s just competitive right now, and properties go quickly. 

For rentals in Ludlow, you’re probably looking at 1,300-1,500 for a 3/2, and demand is high, so anything would rent quickly. I might be low, but it just depends on condition and location. There are some areas in Ludlow that are in the floodplain, so it would be wise to keep that in mind as well.

@Andre Howard It’s really important that you find the right brokerage to work with because the first year is tough. Interview brokers to find out what they offer to new agents as far as training and support. How responsive is leadership? And trust your gut to guide you when you’re listening to someone say all the right things, but it still feels wrong. Good luck!
