I have them in my name with an umbrella policy.

My hard money lender works directly with my conventional refi lender. In my case, my conventional lender runs my credit and then my hard money lender uses that credit report to process the hard money loan. So - my hard money lender does not directly run my credit - but does have it. I hope this makes sense :)

I have never got all my money back out of a deal - I thought I was the only one who just never could find THAT deal.  But - I do manage to get much of my money back out so I'm happy with that. For me, the monthly cash flow is the short gain and the equity is the long game gain.
