Came across a situation where someone needs out of their loan, and is willing for us to take over the loan/payments.

However there is about 150k worth of rehab to do because of mold. I can get specifics if you need them, but mainly I’m curious how to finance. I’m debating hard money for rehab then refinancing afterwards but was wondering if anyone else had any ideas.

I don't know of a local General, but I just remodeled a restaurant and I can tell you subs I would NOT use.

Hey there. As an owner of a franchise, I would recommend doing a lot of research before you buy. A lot of them are doing "happy hours", buy one get one, or half price off sales that destroy your profit. They say the increased traffic will offset the sales, but it never does. If you know someone with several stores doing very well that's great. I can tell you though, that I am there every day watching everything. At one point when my sister owned it, she had an assistant manager, and not surprisingly the $ totals didn't add up. So in a nutshell, franchises can be good, but there's more to it besides the initial investment and running it on autopilot. Good luck!

Hello everyone. I've been haunting the forums for some time, soaking up info like it's going out of style, and figured it's about time I said hello and thank you for everything I've learned so far.

This is really an amazing website, there is so much to learn!  It's hard to know where to start, but I've begun getting the word out there that I may be interested in snapping up a property they are tired of maintaining/renting.  I believe though that I should start off with flipping before I move into landlording, but it will be awhile before I start even that.  I own a restaurant that is going through a tear down and rebuild and am up to my eyeballs in contractor issues, etc (more city code issues than with the contractors. If you have wacko code the contractors have to comply with that, regardless if it adds 40% to your cost).   So it kind of looks like I'll be flipping some to get out of my restaurant debt!

I moved to Iowa from the suburbs of Philadelphia, so I know the area around there pretty well.  But I know that after last winter, and now this ridiculous never ending cold snap, an awful lot of people are headed south, so I've expanded my interest to include the southwest and south.  If I didn't have this restaurant, I think I would join them.

I will probably be pretty quiet on BP this year, but I wanted to say up front that I really appreciate the discussions and podcasts (oh lord, some of the landlord/tenant ones, make me never want to have tenants!).  I know someone who spent a small fortune on a FortuneBuilders program, and I got the better deal BY FAR.  Thank you!!!!!
