I do not think i ever said it was the "best neighbor to be in"...what I said was "many of the areas have great neighbors!"
Even many of the "not so great areas", have some really nice peeps living there...its what they can do, period...and most generally appreciate when work starts to be done to clean up the hood.
I'm pretty sure that there was never any mention at all about renting to students...

Hi Jackie-
I have a complete team in place that I have worked with on going for quite a while. I can offer services to my investors/buyers for as much, or as little as they need.
As for control...My buyer/investor ALWAYS has full control...its their property...I am in constant contact with them letting them know anything/everything...every step of the way
As to "why"...thats the easy part...MANY people have the desire or interest in the ROI they know is out there for RE...however MANY of them simply to not have the TIME to do all the follow up and on-site management to go it on their own.
Thats where I come in :wink:

No, I am not a Realtor...I am a Project Manager...I do all the legwork so that buyers/investors that want to get "in" the game, but don't have the time required to be involved with rehabs/flips, etc and get involved, make their investments and not have the worries! :)

As for investing...I have not yet gotten myself in the position to do so...but you can bet your buttons it is in "The Plan"!!!!

Welcome to BP...I have not been active on here very much...however...Philly is another story! It's my work playground! :)
Believe or not...many of the areas in West Philly have great neighbors!
How/when are you planning to get started on this property? Most times you will find that once work commences you do not run into quite as many issues...however with the colder weather setting in you do run the risk of squatters if you are not going to get moving on this property anytime soon.

Hello All! I have actually been a member of BP for a while now...however it always seems when I do get some time to myself to jump on here I always get "caught up" in reading all the awesome info that can be found here.
I do full service Project Management for all of my buyers/investors, mainly in the Philadelphia area...I totally love what I do and take great pleasure out of watching the transformation of my buyers props from their purchase to the end sale.
I look forward to getting to know some of you here better, and with any luck...doing business with you in the future also :lol:
