Thank you Katie.  Very helpful to understand the taxation issue.  

What I am also trying to understand, can one legally buy a property in OH with an out of state LLC? Only reason bc I already have these two LLCs set up and already paying registered agents.

I live and work in CA, but looking to invest in OH and IN. I have two LLCs set up, one in WY one in CA, both under a WY holding LLC. Can I buy rental properties in OH and IN with my WY LLC? In which states would I have to file tax returns?

Hi Mike - great info for newbies like myself.  Can you clarify: 

- when you say "practice underwriting" do you mean using the BP tool for rentals? Is using it enough to trust the numbers to make a deal?   

- re: off market properties, why would you "not have the guard-rails of a Realtor and Lender to keep you away from expert-eye (or obvious) pitfalls"?  you don't buy these properties through an Agent/with a lender?

I’m looking for a CPA to do my last year taxes as they got complicated.  Someone who can be a tax advisor re: real estate investments too. 
there was a firm on one of David Greene’s podcast episodes but I can’t find it for the life of me.   Thanks!

Hi everyone, happy to report that we got a good offer this week which I accepted.   Then someone else was interested to put in a back up offer the next day.  Phew! Hopefully no surprises from here on.  

Thanks again for all the feedback - this community is amazing and fantastic.  I’ll be sure to ask questions much earlier on on my next deal to avoid mistakes!
