I own several SFH rentals in Kansas City and am a Broker/Realtor and own a property management company. Keeping it all in the family! My Investor clients are doing well here.

Besides the better than average cap rate, Kansas City is growing and has reasonable property management rates.  

I can answer any questions about specific neighborhoods in KC, tenant quality, etc.

@Alex Hill  I've got a boutique Property Management and Realty company in Kansas City, Lotus Key Homes.  We are keeping our door count lower so we can give the best customer service.  We also offer commission discounts to our Investors.   I went to Missouri State in Springfield and also have family there, but don't have a PM connection in that area currently.  I will ask about referrals for you!   LONI

@Nick Meservey You are in the perfect market to invest in, it would be easier, especially on your first investment to stay here in KC. You can be more involved, great training ground with solid CAP rates. Our boutique Realty co serves several small investors. My son is also an Engineer here, at Garmin, he's investing in his first rental this spring. We have low PM fees if you don't want to manage it yourself. Good luck!

@Amber Saulsbury  Kansas City is a strong market, I've been investing here a little over 10 years, then we reached the tipping point and it just made sense to become a Realtor/Broker and Property Manager.  There are some sketchy PM companies in town, so be careful if you decide to look into the KC area.  If you need guidance into which areas to invest in or stay away from let me know. 

I would list them both ways, as a package and signally on MLS and also market to investors. Those are great rental zips and owner occupant zips for first time home owners both so I would not limit yourself. We have some investors that may be interested, send me a note.

Congrats on your job offer here, Kennith!   My team and I can help you with understanding the KC market and the best neighborhoods to invest in.  You'll want a small boutique realtor/property manager that can give you good one-on-one service to help you with your properties while you are moving around.  It's great you are investing in real estate early in your career!

That area is fair, we have some rentals there. Positives is location (right off highway) and crime is lower than east of I-49. But It's in one of the worst school districts in KC and because of that it's a C neighborhood (maybe B-)!   If you go a little farther west on Red Bridge it gets better (but prices increase too).

The ROI in NKC, where you are, is better than JOCO. Jackson, Wyandotte, Clay counties are more lucrative than OP, Leawood. We're in Jackson cnty, local KC broker/property management co. Good luck!
