Nathan,  thanks insurance is 9k.  I guess Management is 8%, Realtor list properties management is 6.7%.

My question is no lease only month to month. And 30k repair,  it will take few years to get money back.

With no lease high risk,  what if 50% tenants leave in few month? 

this is my first deal on commercial property,  more than 3 units.

the property is in des Moines Iowa,  asking price is 665,000.  In surface is 9,000 and trash is 5,557. I want to offer 560k.
