Time management is crucial. Every day I would set aside time to do investment related activities:

1. First trying to answer what kind of property am I looking for?

2. Where do I want to invest?

3. What strategy do I want to pursue?

Once I feel comfortable with the plan, I continue to set time to look for properties (either analyzing listing or open houses). I try my best to move on if the numbers do not work. We need to be almost mechanical about it. 

If I do find a property that looks promising and I am about to make an offer, I also contact a property management that passes my initial interview (you can tell a lot with just a 5 mins conversation). 

I think once you've done your homework, as long as you have a good team behind you, it'll be very low maintenance on your end. 

Remember, you can always take it one step at a time. 


 Thanks Josef - really appreciate the advice. I think the idea of being mechanical when analyzing and moving on quickly to maximize time-efficiency is a really great piece of advice. I think breaking it down and setting aside time each day to work on different steps of the process is also helpful. Appreciate the perspective and great meeting you!

As a recent medical school grad about to start as a resident physician in July, really interested to hear if anyone else got started in real estate investing as a physician or healthcare professional. How did you juggle searching/rehabbing/managing properties with the intense time-demands medical jobs require (sometimes 80 hour work weeks)?

Would also love to hear from others outside of the medical field that were able to juggle RE investing with a demanding work schedule!
