Hello recently my great aunt passed about a month ago and now I wanna subject 2 it just to keep it in the family and to own my first house. My question is who would inherit the house? My aunt wasn't Married or didn't have children, and both of her parents have passed has well. The only living closest relatives she has is my grandmother( which is her sister) and my two great-uncles( her brothers) . So does anyone know where do I need to start to get the deed of the house I have been studying subject 2 for a year now and I wanna start it with my aunt house. Another question is do my grandmother and hers brothers inherit the house do I need to get them to sign over the deed of the house and agree with the subject 2 along with the bank? Also my aunt didn't have a living will, so can someone please help me with this situation. I would appreciate any advice but looking for experience comments because I feel this is a tricky situation. Also it's only 8 years left on her current mortgage and the house is in Ohio.

Hello just got my first contract signed been learning about wholesaling for the past 5 or 6 months but i am lil confused & still in disbelief i got my first deal lol but the question is when should i pay the earnest money deposit i read somewhere that i should have the buyer pay it to show that they are serious but i don't have a buyer lined up well i got a couple but not sure with them so should i just go ahead & pay the earnest money deposit ?

I been studying wholesaling for a while now & getting ready to excute from the knowledge i have gained but now i need to know where can i find the contracts such has the purchase of assignment & assignment contracts at?

Thanks @Andrew Fidler looking forward to go!

Hello yesterday me & my sister went driving for dollars we drove the whole day & found a number of vacant houses which we feel like it was a good start but the the problem is how do we locate the owners of these properties? Where would the best place to start that's free if possible?

@Lydia T. So do you think it's always good to have buyers on hand because I have been hearing it's better to get the sellers on hand first than get buyers but to me it seems like it would be logical to have buyers on hand because what if you have a deal & a seller but can't find a buyer & also risking a lawsuit because you told the seller you can find a buyer but can't deliver?
