I am ready to get my feet wet in the wholesaling business and one thing I don't quite understand yet is the contract situation. What all should be in the contract? How long should the contract be? Are there any templates available for wholesale contracts? Any advice or feedback would be helpful. Thanks!!

Good morning to everyone!  I am 22 years old & new to BP and have no experience whatsoever. I have been to a few real estate seminars recently the Fortune Builders one. I have gained quite a bit of knowledge & now I am eager to get started in the Memphis area. I would love to have someone help me along the way. If anyone has any suggestions or advice on how & where to get started it would be great! Also I don't really have any funds to invest, so I would love to learn how to get in touch with private money lenders as well.
