Oakland City Council has a 'temporary' Rent Moratorium on the Agenda for April 5.

Landlords are encouraged to speak at the meeting.  The EBRHA, representing Oakland landlords, will be speaking against this measure at the meeting. The tenant's union and other tenant advocacy groups are very vocal and organized on this issue.

I hope this is the right place to ask about this.

"Hamilton Zanze is a private, San Francisco-based real estate company that acquires, repositions, and operates apartment communities."

I do know a realtor that has invested with them, but I'm curious if there are other people here that have experience with this company. Since it's privately held, how do you do due diligence on the company?

I'm sure there could be an entire thread just on this subject.

I had a relative of a good tenant who looked at my 2-Bd condo in a nice area.  I was willing to rent to her, even on Sec8.  She was a single older lady living in a not so nice area. She declined because there wasn't enough room for all her stuff!

It sounds as if you're new to land lording in Oakland. You're correct to get as much info as possible before jumping in, as Oakland is becoming more and more difficult an environment for landlords.  I strongly suggest you consult a local landlord friendly attorney for a consultation - it could save you a lot of headaches and $$,   You have to consider not only state laws, but local ordinances.

As noted before, the EBRHA is also a good source of information.

They have an event coming up Nov 12 where you could drop in and see if this would help you.

When we do an eviction order here in Cali, we include notice to everyone who may be living at the property, not just those who signed the lease.
