I would say is don't hesitate. Why can't you do both? School and Invest in real estate? Believe me it's very much possible. It's just time management. Now I did my first few deals with $0. What I did not sure if its unique but I did alot of pass through deals with the title company. Basically double closing, where the end buyer's money will cover the closing cost and your wholesale fee. But not all title companies will allow this. And a way around not putting up earnest money is extend your window for inspection and allow your buyer to put down his EMD so that covers yours with the seller. Hope it makes sense. Hey Gab,

A great tip is to see those sheriffs sales. Few years ago that was The Marketing tool we used. Right now post pandemic prices are increasing and up 10% making it a seller market just bare in mind. Connect with me I am active in Aurora and cities nearby. Lets network.

Hey BP Family are there any investors left in IL? Mainly Aurora? I losing so much deals to lack of investors. I'm thinking because my projects are more catered to developers but WHERE ARE THE DEVELOPERS IN AURORA. : (
