@Arn Cenedella thanks for sharing your transition story. My current situation is similar with some key differences. I too have now decided that passive investing in syndications is a better fit for me. we (my wife and I) own a triplex and a SF home and it’s been good for us. However, I am very early in my career (as an academic researcher) and I really need to be spending all of my time getting the ball rolling with my career. It’s a competitive field and the return on my time is higher if I focus on accelerating my career (and increasing my success — both income and moving up the career ladder) than if I am out there finding great RE deals. So I have decided to go the passive route as it better fits my life priorities and situation.

As i am interested in investing in LP opportunities, I have been wondering about the pros/cons of finding opportunities on the online platforms versus connecting individually with operators/investors clubs. My sense was the latter is perhaps better and many of the above responses confirm that. So thank you everyone for your responses

@Ian Ippolito thanks for the response. I have been staying away from crowdfunding sites because I thought that may be experienced syndicators (since they have an established investor base) would not be on the crowdfunding sites. But it sounds like I am wrong and good sponsors can be found on these sites as well?

@Ian Ippolito you said that you evaluate almost a hundred deals a month. Can I ask how you have that “set up” in your life? Is it that you have created relationships with a handful of trusted syndicators and when they have deals they send to you creating a regular flow of potential opportunities? You do your evaluation as they come and pick the ones you like?

As someone new to investing as an LP in syndications , I am trying to figure out what is the best way to have a regular inflow of “quality” opportunities comes on my radar that I can evaluate. Appreciate any advice you have. Thanks. PS: I am non-accredited.

@Juanita Lopez good point about how the timing of investments can make a huge difference. But I find it hard to know when to time it. Data would suggest that Even the smartest hedge and mutual fund managers can’t seem to do it that well either. Just think about the divergence of opinion here on when the right time to invest is given the COVID 19 crisis — some say now, others say wait.
