Hi Bryce, what I'm seeing right now is that it typically isn't worth the cost to finish basements (it will probably run you more than 50k as well, you also have to consider the opportunity cost of waiting for it to be finished in a VERY labor short market). I have a GC who could give you a bid as well.

I am happy to connect and look at this more in-depth.

I LOVE rentler. Free to use, but has all the features of a paid platform. Only downside for bigger portfolios is that you can list one unit at a time for free.

I would definitely NOT get a personal loan. A HELOC could be a viable option. You also have to look at your DTI when taking out these loans/lines of credit. What I would do (and have done personally) I'd wait until you can save up for the next downpayment.

For me, saving my second down payment was the hardest. Once you’re able to stack a couple of properties, the cash flow will allow you to build down payments more quickly.

You’re in a very expensive CA market, which makes things more difficult for you. 

However, I would find an agent/lender that understands investing or house hacking.

Rentler is my favorite property management system. It is free for the landlord and tenant. In addition, you can run credit and background checks at the applicants expense.

Definitely don’t need a lawyer for the lease, BP has some great options that will cover you and your property.

I am biased toward Utah, but it is an extremely strong market. Cash flow is lower here currently but appreciation potential is massive.

YES! However, you need to look at comps to see what you can charge.

RENTLER is by far the best software I have used. It is free to you (the landlord) and more importantly the tenants. I have a few units here in Utah and use rentler for all of them.

Since rentler is a local company A LOT of renters use rentler when looking for units.
